As the owner of Mount Lawley Pest Control, I know our city’s homes inside and out. And one topic that’s on everyone’s mind, whether you’re a homeowner, a tenant, or a landlord, is the rental market. It’s been a wild ride for a while now, and the landscape is constantly shifting.

For the last few years, Perth’s rental market has been notoriously tight. We’ve seen a vacancy rate persistently below one percent, which has meant a huge amount of competition and rapidly rising rents. This was a direct result of strong population growth and a housing supply that simply couldn’t keep up. For a lot of families, finding a place to live was a genuine struggle.

However, the latest data suggests we might finally be seeing a bit of a shift. The vacancy rate has recently shown an increase, rising to around 2.4% in July 2025. While this is still considered a tight market (a balanced market is typically 2.5% to 3.5%), it’s a significant improvement from the record lows we’ve seen. It means there’s a little more choice for renters, and the frantic competition for every property might be easing slightly.

That being said, rents are still very high. The median weekly rent for a house is around $680, and for a unit, it’s about $650. While the rate of rent growth has slowed down, prices are holding strong. It’s a sign that the underlying demand is still robust, and it will take some time for supply to catch up fully.

What does this mean for the next few months? We can expect the market to remain competitive. Our population is still growing, and construction is still lagging behind what’s needed. But for the first time in a long time, there’s a glimmer of hope that the market is finally moving towards a more balanced state.

For renters, this could mean slightly more negotiating power and a little less stress in the search for a home.

In my line of work, I see the importance of a stable and healthy housing market. It affects so many aspects of our community’s well-being. While the rental situation is still a challenge, the recent trends give us reason to be cautiously optimistic about the future.
